The Ikea Village Next To The Olympic One

It used to be old factory buildings deep in the heart of London’s East End but soon this area will be transformed by the furniture giant Ikea.  Sugar House Lane in Stratford is the location for a 13 acre site bought by Inter Ikea which is the construction sector of the company.  They intend to build a mixed-ude development which will offer retails and office space along with 1,500 homes as part of their master plan.

The new development will be housed next to the Olympic Park and it is being touted as the “Covent Garden of the East End”.  They hope that it will be a place where people want to live and tourists want to visit.  It follows on from the Tesco development which has been approved which consists of 450 flats, a primary school along with shops and a hotel in Bromley-by-Bow.    Other such Tesco developments have sprung up around Dartford, Kent and Streatham in South London.  They are being called the “supermarket suburbs”.

Critics have doubted how these retail giants who build ugly out of town buildings could possible add anything to the British housing architecture.  However others say not to dismiss the development until you have seen the designs.  They have not gone for the traditional box houses like many other developers with the pitched roofs and leaded windows.  Also the Olympic village will be a great place to live after the games with all facilities nearby such as the Aquatics Centre or the theatre which will have acts like the Cirque du Soleil.

The previous designs for the site, which fell through during the economic downturn, would have been capped by a 158.8m tower but the new developers intend to create six storey flats with 35% of the development being allocated to affordable housing.  East Thames and Southern Housing are supporting the development as the area was a deprivation area and they are pleased that Inter Ikea is investing there.  The chief executive of London Thames Gateway Development Corporation (LTGDC) feels that foreign investors do not mind developing in the East End where British developers are more sceptical.  Other investors in the area are from abroad and may indicate a move away from the six volume house builders in the UK but it seems only for the first time buyers.  The big house builders rely on off plan sales for finance and money is tight in this economic climate.

Ikea have entered the British property market before, they built a village of prefabricated houses in Gateshead and although people sniggered at the “flat pack” houses they are still fully occupied.  The photo above is their development in Gateshead although the East End one is not expected to look the same.
